An office fit-out where the services are the architecture. Polished spiral ductwork, ventilation drums, integrated track lighting - all running through an exposed soffit with full coordination against the ceiling rafts and bulkheads.
The brief was for the MEP install to look as good as the joinery. It does.

A bespoke commercial fit-out - exposed-services aesthetic where the ductwork, conduit and tray are the feature, not the flaw. Every run set out, every clip on grid, every joint inspected.
Delivered as an install-only project for the tenant fit-out team. Where the building owner takes us on for ongoing PPM after handover, we're the same crew who built it.
